The Korean United Methodist Church in Troy, MI, discovered they needed more space to worship and gather together for their growing church community. They turned to Cunningham-Limp Development Company in early January 2016 to assist them in conceptualizing a new addition for their church.

Scope

The Korean United Methodist Church constructed a single-story, steel-framed slab-on-grade addition to its existing facility. It was also necessary to construct a new parking area, provide associated utilities and create a 4-1/2 foot deep detention pond. By the end of the summer of 2016, it was completed.

Challenges / Solutions

As on many of Cunningham-Limp Development Company projects, G2 Consulting Group provided the geotechnical investigation prior to construction and construction engineering services during construction. These services included: observing earthwork operations and utility installation; performing foundation inspection and concrete inspection for foundations, flatwork and site concrete; performing structural steel evaluation; and observing bituminous concrete and Portland cement concrete pavement construction.

G2 determined and evaluated the general subsurface conditions at the site and developed related foundation recommendations for support of the proposed structure. G2 also recommended new pavement design and provided construction considerations for the new development.

How did we accomplish “Smart. Results. Fast”?

Significant geotechnical investigation was performed in a short period of time. G2 provided preliminary design recommendations shortly after completion of the field report which allowed the construction team to move forward quickly with the project. During construction, G2 observed construction activities and advised the contractor accordingly to conform with project specifications.

Beacon Square Senior Living Center

Pomeroy Living is constructing its newest senior living facility, Beacon Square Senior Living Center in Orion Township, Michigan. Beacon Square Orion will be a senior living community that provides Independent Living, Assisted Living and Memory Care Residences. The new facility is designed with the latest in senior standards in resident care, life enrichment and wellness services for all generations and living situations. There will be a total of 161 residents within the state-of-the-art facility opening in September 2017. KIRCO MANIX is the general contractor.

G2 Consulting Group performed a geotechnical investigation for earthwork operations, foundation design, and construction considerations and is performing special inspections and materials testing services during construction.

G2 professionals explored the site during the geotechnical investigation to determine and evaluate general subsurface conditions and developed related foundation recommendations for support of the proposed structure. This included pavement recommendations and construction considerations related to its development.

This three-story, slab-on-grade building has a 69,585 square-foot footprint. It required significant earthwork and grade balancing across the site. Engineered fill was placed within the building pad and parking lot areas. In addition, there were pockets of organic soils that were removed and replaced with engineered fill prior to construction.

Detroit Country Day School Black Box Theater Expansion

Detroit Country Day School in Beverly Hills, MI., expanded its performing arts facility to enhance its nationally recognized program. The school provides students with a well-rounded liberal arts education in academics, athletics, and the arts. The Fine and Performing Arts Department at Country Day School provides a comprehensive arts program to support the school’s commitment to superior education. The 6,300 square-foot, two-story addition features a full cat walk and tension grid with highly specialized mechanical and electrical systems. In addition, spaces include two offices and staging scene shop for performances.

Working with Cunningham-Limp, G2 Consulting Group provided geotechnical engineering and special inspection / material testing for the new Black Box Theater Expansion.

G2 provided special inspections and material testing during construction including evaluation of earthwork operation and utility backfill, foundation construction, masonry evaluation, pre-cast plank and structural steel evaluation, and interior floor slab and site concrete evaluation.

G2 Consulting Group performed a geotechnical investigation and provided special inspections/materials testing for the new $48 million, 180,000 square foot, three-story Magna Seating of America headquarters in Novi, MI.  Site paving, truck docks, site utilities, and a retaining wall were also constructed in association with the project. Magna Seating will consolidate activities into a single facility to house engineering, research and development, and sales and marketing teams.

Challenges / Solutions

Significant grade fills of up to 16 feet and grade cuts of up to five feet required close evaluation of engineered fill placement. Significant challenges with poor subsurface conditions required the removal and replacement of soft/loose fill soils with engineered fill to support the foundations and floor slab, as well as, the removal and replacement of unsuitable organic soils within the retaining wall development area. In addition, a variety of subgrade stabilization techniques were used to minimize removal of non-organic native soils for support of engineered fill.

With any design/build project, turnaround time on project deliverables is critical to meeting construction milestones. G2 performed this significant geotechnical investigation in a short period of time and provided preliminary design recommendations shortly after completion of the field report to allow the design/build team to move forward with their design.

Unique Shaft System Facilitates Rehab of Interceptor

The Oakland-Macomb Interceptor Drain (OMID) is a 50-year-old concrete system bordering Oakland and Macomb Counties in southeast Michigan. Authorities targeted more than seven miles of this large diameter interceptor sewer – 40 feet below a busy county road (M 59) – as a priority for evaluation and repair to avoid catastrophic failure.  This project is part of a $160 million effort that has been under construction since 2009.  Given the unique opportunity the project afforded to have access to this critical trunk sewer, the owner’s objective was to perform as many repairs possible.

Lanzo Trenchless Technologies was selected to  provide multiple rehabilitation services, including  high volume sewage control management, cementitious grout in place liners, fully deteriorated model CIPP, large bore spot repairs, cementitious grouting of voids, access manhole restoration, localized crack/failure repairs using chemical grout and CCTV.  Challenges included working in and around flow that could not be disrupted during the construction process.  Work was difficult and dangerous, and required extreme care in safety consideration, monitoring and management.

One of the first tasks of the project was to tunnel a shaft down to the 96-inch diameter sewer crown, create access and build a platform for staging of both the chemical and cementitious grouting activities within the pipeline. Lanzo retained the services of G2 Consulting Group to design two 16-foot diameter corrugated steel liner shafts to gain access to the existing sanitary interceptor approximately 20 to 25 feet below ground surface.  To meet project requirements, G2 designed a shaft system that is uncommon for this part of Michigan.
